Soft wash vs. pressure wash
Black roof streaks and green siding film are living organisms. Hit them with 3,000 PSI and you strip shingle granules, drive water behind siding, and etch the surface — then it grows right back, because the roots are still there. Rust is a different problem altogether — it needs an acid treatment, and bleach will set it into the surface permanently.

Fine on flat concrete. On a roof or lap siding it causes damage you pay for later — and the stain returns in a season.
We still bring the pressure washer. Driveways, sidewalks and patios get surface-cleaned properly. It's about the right method on the right surface, not picking a side.
What we clean
Vinyl, stucco, brick, fiber cement and painted wood. Clears green film, mildew, rust runs, webs and chalking without forcing water behind the siding.
Orange irrigation stains on siding, concrete and pavers. Rust needs an acid-based treatment — bleach sets it permanently, which is why a normal wash often makes it worse.
Those black streaks are a bacteria called gloeocapsa magma. We treat shingle, metal and tile at low pressure — the method manufacturers actually approve.
Surface cleaner for even results with no zebra striping, rust and battery stains treated separately, then a post-treatment so it stays bright instead of greening up by next season.
Cleaned at pressure low enough to protect the grain, including rust bleed from old fasteners and hardware. If you're planning to stain, this is the prep step that decides how well the finish holds.
Screen enclosures, pavers and pool decks. Mildew and rust runs come off the frame and screen, not just rinsed off the surface.

Not when it's done properly. Plants get soaked with clean water before we start and again after — a wet plant won't absorb the solution, and dilution handles the rest. Delicate beds get covered. This is the step careless outfits skip, and it's why some people have a bad story about soft washing.
The opposite. Low-pressure cleaning with an approved solution is the method the asphalt shingle industry recommends. High-pressure washing is what strips granules and gives a manufacturer grounds to deny a claim.
No, as long as we have access to an outdoor spigot and you've walked us through anything unusual beforehand. Most people are at work. We'll send photos when it's finished.
It depends on square footage, number of stories, and how long it's been. A single-story house wash and a two-story roof are very different jobs. We'll give you a firm number — by phone or in person — and it doesn't move unless you add work.
