Why driveways come out striped
Concrete is the one surface where pressure genuinely belongs — this is not a job for chemistry alone. But what you use to apply it decides whether you end up with an even slab or a permanent record of where somebody's arm swung.
What we use
20″SURFACE CLEANER
Two nozzles spinning under a fixed housing, held at exactly the same height and angle across the entire slab. Passes overlap evenly, so there is nothing to stripe. Edges and corners get detailed by hand afterwards.
What leaves stripes
4″BARE WAND FAN
One narrow fan, moved by hand, at whatever distance an arm happens to hold. Every overlap cleans slightly differently. That's zebra striping — and on soft or newer concrete it etches in, so it doesn't wash out later.
The other half of the job is what happens after the dirt is gone. A slab that's only been blasted is clean and completely unprotected — the spores that made it green are still in the air, and Flagler humidity puts them right back. A post-treatment kills what's left in the pores, which is the difference between a driveway that stays bright for a season and one that stays bright for a year or more.
Stains get handled separately
A surface cleaner takes off what's sitting on top. Anything that has soaked into the concrete needs its own product, applied before or after the main pass — and using the wrong one makes some of these permanent.

The path to the front door is the piece guests actually walk on. Usually the greenest part of a property, because it's the shadiest and stays damp longest.
Cleaned at a pressure that lifts the growth without stripping the joint sand out from between every brick. If joints do need topping up afterwards, we'll tell you rather than leave you to find out in the next rain.

How a concrete job runs
Give us the address and we can measure the slab on satellite and give you a firm number on the call. Send a photo of any bad staining and we can factor that in before we arrive.
Growth gets a pre-treatment so it releases instead of being ground off. Then the surface cleaner takes the whole slab down evenly and edges get detailed. Stains are handled individually, and the slab is post-treated before we pack up.
We go over it together before the truck leaves. Anything you're not happy with, we handle it right then. Not home? We send photos.

Questions
Not with a surface cleaner. The striping people have seen comes from cleaning a slab with a bare wand, where the overlap between passes is never quite even. A surface cleaner holds a fixed distance across the whole surface, and the edges get hand-detailed to match.
Usually most of the way, sometimes all the way. A recent spot degreases out cleanly. Oil that has been soaking into porous concrete for years has gone deeper than any cleaner reaches, and honestly it tends to lighten to a shadow rather than disappear. We'd rather tell you that when we quote it than have you expecting a miracle.
Yes — that's not a scare tactic, it's the main risk on this surface. Too much pressure held too close etches the cream layer off the top, and newer or softer slabs mark easily. The fix is the right pressure for that slab and constant motion, which is what a surface cleaner enforces automatically.
With a post-treatment, most driveways here look good for a year or more. Without one, you're looking at a season before the green haze starts coming back — the growth was never killed, just knocked off. Shade and irrigation are what move the number either way.
Pavers get cleaned at lower pressure for exactly this reason. Some joint sand loss is normal on any paver cleaning, and if yours are due for re-sanding we'll say so at the walkthrough. What we won't do is blast the joints out and leave without mentioning it.
If you're planning to seal, the order matters: the slab has to be fully clean and then completely dry, which usually means waiting a day or two after we're done. Ask when you call and we'll tell you where your concrete stands and what makes sense for it.
