Why it keeps coming back
The green film and black spotting on Florida homes are living algae and mildew. They grow worst on the shaded side, under the eaves and wherever irrigation keeps a wall damp.
Rinsing or pressure washing removes the color but not the roots, so it grows back within months. Soft washing lets a cleaning solution kill the growth before it is rinsed off, at low enough pressure that no water is forced into the wall.
